<p>It is imperative that anyone considering a Rent to Own or Lease Purchase Home begin credit restoration immediately. The sooner the better!</p>
<p>If you aren’t interested in restoring credit, then a Lease Purchase probably isn’t for you. Why?</p>
<p>There is no point in throwing away the option fee if you aren’t going to do what it takes to eventually own the home. Unless you are serious about doing what it takes to restore credit, you are better off renting. If you don’t do what it takes now, you will never qualify for a mortgage!</p>
<p>Credit repair takes time. It isn’t going to happen overnight. So, you should begin working on your credit as soon as you make the decision that owning a home is important to you!</p>

<p>Often times, when an old account is sold to another company, the dates are reported incorrectly or information about that account is reported incorrectly. Many times the same account will show up multiple times due to the account being sold to other companies. If somebody goes through a bankruptcy, it’s almost inevitable that there are items that aren’t reporting correctly on the credit report. Getting items straightened up on the report is where credit improvement comes in.</p>
<p>The credit improvement program we recommend was specifically designed to help people in our program prepare for financing. Not only do they prepare in depth credit analysis for each of their clients, but they will work for you to resolve incorrectly reported items, and even assist with budgeting!</p>
<p>Credit improvement is absolutely vital for success in financing your home. That’s why we pay for the initial fee of ~$300 for one person for each home, and why it’s mandatory for every applicant! The monthly fee for Credit Improvement is generally $49-$99 per person. The program is a month to month program, so people might cancel the credit improvement service after you get your financing, but many have continued on to assist in raising their scores even higher.</p>
<p>If you use the mortgage broker we recommend, he will actually reimburse you all the cost of your credit repair if you get your mortgage through him!</p>

<p>It has become more and more important to establish active trade lines utilizing secured cards. Lenders are now requiring in most cases 3 active trade lines for the applicant. That is VERY important to be aware of! Obtaining secured cards and using them properly is a great way to raise your scores, particularly when used in conjunction with credit improvement. But with the lenders now requiring 3 active trade lines, secured cards have become a necessity for most people coming to us! One of the first things our credit improvement company will do is help you easily acquire those trade lines.</p>

<h2><strong>Reporting Rent to Credit Bureaus</strong></h2>

<p>Yes, we can actually report your on-time rent payments to the major credit bureaus! And unlike some companies who claim to do the same thing (but really are only reporting the credit to their own private database or an unknown credit reporting agency like the “PRBC credit bureau” – who’s ever heard of them?), we actually have a way to report your rent to the 3 major credit bureaus as a first installment loan!</p>
<p>What’s the best way to show the banks that you are paying your rent on-time? By reporting your rent to the credit bureaus!</p>

<h2><strong>The One-Two-Three Punch</strong></h2>
</div>
<p>Most people that come to us really need all three things – credit improvement, secured lines of credit, and rent reported to the credit bureaus. We tend to refer to this as the “One-Two-Three Punch”. The reason, is that although credit improvement is extremely effective, if you don’t have the active trade lines to offset the negative and show responsibility with credit, the credit improvement will be limited on it’s effectiveness. Same with secured cards and reporting your rent to the major credit bureaus. If you just get a secured card or if you just report your rent to the credit bureaus, it will help, but it will be limited on its effectiveness.</p>
<p>By enrolling in credit improvement, getting secured cards, reporting your rent to the credit bureaus, you are giving low credit scores the one-two-three punch and you’re on your way to finance!</p>

<p>The bottom line to getting financed in most cases can be summed up as this:</p>
<ol>
<li>Enroll in credit improvement – trust the professionals to help you do it faster</li>

<li>Report your rent to the 3 major credit bureaus</li>
<li>NEVER, NEVER be late on any payments while in the house – (this includes rent payments and any payments on credit accounts or your car)</li>

<p style="text-align: left;">While many sellers might offer first<br />
month’s rent and a $1,000 option fee, to “rent to own”, or even “50%<br />
rent credit”, these scams do not work and will leave you without the<br />
real rent to own program requirements handled to buy your home.<strong><em></em></strong></p>
<p> <strong style="text-align: left;"><em>Minimum Down Payment Requirements</em></strong></p>
<p>Minimally, you will need a 3.5% down payment ($7,000 on a $200,000<br />
home) to qualify for a mortgage during the lease option term. 3.5% of<br />
the home’s purchase price is the minimum down payment required the<br />
Federal Housing Authority which insures 90% or more of the mortgages in<br />
today’s lending climate. Minimum down payment requirements for most<br />
conventional lenders are 5% to 10% of the home’s purchase price<br />
($10,000 to $20,000 on a $200,000 home) but offer more attractive<br />
interest rates and financing options.</p>
<p>Putting more money down ultimately increases your financing options<br />
including owner financing. If you are able to put 10% of the home’s<br />
purchase price down ($20,000 on a $200,000 home) in most cases you can<br />
own your home from Day 1 and enjoy all of the tax benefits of owning<br />
your own home as well as streamlined refinance options.</p>
<p>If you’re unable to put the minimum amount down today that’s OK. Rent<br />
credits can be used to build your down payment up the 3.5% minimum<br />
during the first year of your option term.<br />
<strong><em><br />
Credit Requirements and Maximum Option Term</em></strong></p>
<p>Most buyers can qualify for traditional financing within 12 – 24 months<br />
when established under a legitimate rent to own program. However, no<br />
two buyers are alike which is why we go to great care to evaluate your<br />
current credit and financing situation <em>before</em> finding the<br />
perfect home for you.</p>
<p>By carefully evaluating your situation in advance you can be sure that<br />
you’ll have ample time to work on your credit or other financing issues<br />
keeping you from owning your own home.</p>
<p>If you are in a situation where you want or need an option term longer<br />
than 24 months then putting more money down will “buy” the term you<br />

<p><strong>What is a &#8220;lease option&#8221;?</strong></p>
<p>Also known as a &#8220;lease to own&#8221;, &#8220;rent to own&#8221;, or &#8220;lease purchase option&#8221;, a lease option is an arrangement where you rent a house and pay upfront &#8216;option consideration&#8217; to have the exclusive right to purchase it at a later date. A lease option allows you to &#8216;try before you buy&#8217;, and gives you time to build a down payment, improve your credit, and ease into home ownership</p>
<p><strong>How do I qualify?</strong></p>
<p>In order to qualify for one of our houses, you will need to be able to afford a reasonable down payment, have the ability to make monthly payments on time, and have a willingness to improve your credit situation so you can ultimately buy the home. That&#8217;s about it. We want to set you up for success in a home that is truly affordable, so we will want to see that your gross monthly income is at least three times the monthly payment amount.</p>
<p><strong>What if I have bad credit?</strong></p>
<p>Don&#8217;t let your prior credit dings keep you from moving into the home of your dreams now. If you have bad credit, all that we ask is that you have a willingness to improve your credit score so you can qualify for a loan at the end of the lease period. We have several resources to help you achieve this goal.</p>
<p><strong>What if I don&#8217;t have the required option consideration (down payment)?</strong></p>

<p>If you don&#8217;t have the entire option consideration saved up, you have a few options: Upfront option consideration can be borrowed, so find out if friends or family members are willing to help you out. In certain situations, we may be willing to split your option consideration into two or three separate payments. We also accept items in trade if you are a little short so if you have an extra vehicle, boat, ATV or something else of value, let us know. Finally, we may be willing to trade work for equity if you&#8217;re interested in doing some fix-up prior to move in.</p>
<p><strong>How long do I have to buy the house?</strong>Our lease option timeframes are generally for 12 &#8211; 36 months. We&#8217;ll want to match the house to your credit situation so you have plenty of time to get financing.</p>
<p><strong>What if the property value goes down while I&#8217;m leasing the house?</strong></p>
<p>No need to worry about declining real estate prices because you&#8217;re covered by the Real Solutions &#8220;Never Lose Guarantee&#8221;. When you&#8217;re ready to purchase, if the house doesn&#8217;t appraise for as much, or more than the purchase price that is agreed upon when you begin your lease, we&#8217;ll either extend your lease for free, and you get to keep the same low monthly payment, or we&#8217;ll sell it to you at the new appraised value.</p>
